The Cedar Street Development is a residential development project in Louisville Metro’s historic Russell neighborhood. The Russell Urban Renewal project has been a 15 year, 26 million dollar effort to develop new housing opportunities and improve housing choice in the neighborhood.
The Cedar Street Development is the culmination of this effort and will add premium housing to the mix of multi-family and affordable housing. The development will be completed in two phases. Phase I is located on the North and South sides of Cedar between 19th and 20th Streets and consists of 43 building sites for large single-family dwellings. Phase II will make significant improvements to Muhammad Ali Park between 18th and 19th Streets.
The homes on Cedar Street will be larger with amenities that are difficult to find in the West Louisville market. Homes in the Cedar Street Development are expected to have a minimum of 1,800 finished square feet on a lot ranging between 40 to 60 feet wide and 100 to 122 feet deep. Houses will confirm to high design standards that must be approved by Planning and Design Services. Homebuyers may choose their own builder. Although each design must comply with the neighborhood’s design guidelines, the design possibilities are liberal and varied.
The Urban Renewal and Community Development Agency of Louisville will make parcels available to interested homebuyers for one dollar. Providing inexpensive land makes building on Cedar Street a competitive alternative to building in neighborhoods where the houses are comparable, but the land is higher priced.
At its heart, the development of Cedar Street represents a return to the former glory and prestige of the Historic Russell neighborhood. Other attributes in Russell include its proximity to Downtown Louisville, major TARC routes, major expressways and the African American Heritage Center.
